Reverse Osmosis is a method of purifying tap water through passing water through a process of membranes and filters to extract the impurities from it. Tap water has been cleaned but it still contains some hard metals and also calcium. The water in Essex is very hard which means it’s quite high in the level of impurities. further North the water is far softer. Impurities in water are measured in parts per million. The magic figure for using reverse osmosis water for window cleaning is less that 3 parts per million. Windows cleaned with RO water with higher levels of impurity will run into problems. The main one being that once the window is cleaned and the glass has dried small spots will be left on th e glass. This is commonly called spotting in the trade and is a very good indication of poor water quality. I buy my water from a national supplier that guarantees the RO water is rated at zero parts per million.
So you now have this wonderfully clean water how does it clean the window? Well it works through a process of scrubbing and then rinsing. The glass is soaked and then a soft bristle brush is used to loosen the dirt. It is then rinsed away. When the glass dries because there is no impurities in the water it dries clear i.e to nothing.
The golden rule is water quality. If you have low rated RO water as a window cleaner you have every chance of being successful. Ive already mentioned spotting.It is important to work methodically from the top to the bottom of the window ensuring the window is thoroughly rinsed.
When a house is being cleaned when the windows haven’t been done for a long time, because of the volume of dirt that in itself can cause issues. Very often window cleaners will charge an additional premium because they may well have to double clean the windows to ensure a satisfactory result. Obviously this takes longer and uses more RO Water.It can still cause a few issues even then for example air grills can drip long after a window cleaner has gone which again may leave a few dirty drips on a window. Within two to three cleans things should settle down and both your windows and frames should look infinitely better.
One other issue can be streaking. This happens on frames that are powder coated. Again when windows haven’t been cleaned for a while these windows (especially those that are sun facing) when wet will lift some of the powder coat leaving a milky coating on the glass. An experienced window cleaner will check this prior to cleaning by wetting and rubbing the frame. It can be resolved by extra rinsing.
The benefits are that the glass stays cleaner for longer. Your frames get cleaner, the brush bristles get into the frame joints which you can’t do with a cloth. No harsh chemicals are used this helps to protect your window seals. Harsh cleaning chemicals over time can eat into these which can result in ‘blown glass ‘ sealed units.
I do not clean properties over 3 Stories. Why? Well I can say very honestly that over three stories you do not have much control of the brush head on the pole. Therefore in my professional capacity I have to say that I cannot guarentee that the windows would be cleaned and if I can’t guarantee that, I’m not going to do it.
